GALLAN GROUP PLAN 275,000 SQ FT MIXED USE SCHEME FOR CANNOCK

Developer Gallan Group has acquired land off the A5, Watling Street, Cannock for a speculative 275,000 sq ft mixed use development. The 14 acre Gallan Park site, formerly a munitions site in the second world war and latterly owned by Marley Tiles, has planning consent for B1, B2 and B8 uses, and is located alongside several established retail parks.

The land is 3/4 mile south of Cannock, 20 miles north of Birmingham and within easy reach of the M6 Toll (junction T7) and the M6 (junctions 11 and 11a), ensuring that the site also benefits from excellent transport links.

Gallan Group Director, Marty Gallagher believes there is demand for a variety of potential users,

“Cannock is a great location for a mixed use scheme of this nature. With the M6 and M6 toll straight into the town, it’s very easy for any occupier to access the motorway networks and the wider Midlands area. There is opportunity for car showroom, industrial, office, warehouse, roadside retail, self-storage and trade sales with flexible units from 3,000 – 230,000 sq ft. We are also able to offer freehold and leasehold options.”

Jackie Gallagher of Gallan Group said,
"New high quality mixed use commercial estates have been limited in number in recent years with large single let sheds being preferential for both developers and investors in the good times. However, in the current market, investors are looking again at the long term benefits of well let estates which offer risk
diversification and asset management potential and we have had a number
of recent approaches before we have even put a spade into the ground!"

Gallan Group Director Paul Garry adds that

“The advance of Internet shopping and increased home delivery requirements will force major improvements to existing distribution networks. This will lead to increased demand for small localised delivery centres close to major conurbations. Occupiers are looking for 10-70,000 sq ft units with enlarged yards to accommodate multiple but smaller delivery van fleets, as well as the traditional articulated vehicles. At Gallan Park we have been flexible enough to design such opportunities into the scheme and as a result have generated good interest from interpreting changes in market demand.”
